1. Sweeten The Deal

There are so many things that you can do to incentivize people to buy your house. For example, if they life the way the house is decorated or furnished you might offer leaving some furniture. Furniture is tough because you generally purchase furniture to fit a certain room or house. Thus, in your new house there is always a chance that your furniture won't work and you will have to sell it anyway. If the buyer likes certain parts of your decorating or furnishing offer to keep anything in the house.

Additionally, you can offer to pay closing costs. This is can be helpful for many buyers, and you can just roll it into the final price. This is one reason why it is important to not list your house for too low in the beginning. If you are going to make a bit of money off the house, it won't be much skin off your back to pay closing costs.

2. Remove Clutter From The House and Empty The Closets

The first impression of your house will be very important. You need the buyer to feel like they can easily fit into your house and that they won't be crammed. Having too much stuff in your house is one sure way to make it feel smaller and crowded. For instance, you should go through all of th closets and cabinets and empty them so that they are only about half to ¾ full. If they are much fuller than that it will seem as though there is not enough room to store everything.

This doesn't necessarily mean that you have to get rid of things. You should just start boxing things up that you don't use everyday so that whle you show the house there is at least the illusion that your house is spacious and that there is plenty of room for storage.

3. Hire An Agent

Lastly, don't try to sell your house on your own. That is one sure way to leave it on the market longer. A real estate agent has access to a larger clientele base, can negotiate a better deal and can give you more tips as to selling your house.
